Lago Mar Announces First Builders

Lago Mar will soon see its first residential activity, with the first two of seven expected builders announced for the Land Tejas project.

Gehan Homes and Westin Homes will be the first builders in Lago Mar, a 2,033-acre development in Texas City along Interstate 45. The two builders will begin presales in February, with construction on four model homes expected to start the same month. Both Gehan and Westin will build on 50-foot homesites; Gehan will also build on 60-foot properties and Westin will also offer designs for 65-foot properties. All of the first neighborhoods will be accessed via a gated entry. Pricing will be from the $200,000s.

There will be 170 homesites in Phase 1 development of Lago Mar, with 444 homesites expected to be delivered this year, said Al Brende, president of Land Tejas. The entire development will have approximately 4,500 homes upon completion.

Commercial development began first in Lago Mar with the 2012 opening of a Tanger Outlets Houston along Interstate 45. Crews also have broken ground on Adventure Pointe amusement park in Lago Mar. The 35-acre development will feature a speedway, mini golf, a water park, midway-styled boardwalk, an outdoor ice skating rink and an outdoor entertainment venue with seating for up to 1,200.

“Retail activity usually follows residential, but we had an exciting opportunity to secure two entities that will be a terrific draw for the entire region,” Brende said. “We opted to concentrate on the immense commercial prospects of the development until the housing market regained solid footing and have been working this past year to prepare the land for residential development.”

Residents of Lago Mar will enjoy on-site amenities. Neighborhoods are zoned to the Dickinson Independent School District.

Launched in 1997, Land Tejas has developed more than 10,000 acres in the Houston area, including Canyon Lakes West, Miramesa at Canyon Lakes West, Stone Gate, Park Lakes, Sterling Lakes and Canyon Gate communities.
